Active Rain's Portland home stager Maureen Bray of Room Solutions Staging recently completed the design work for multiple episodes of HGTV's hit show "My First Place."

A recent homeowner client in Beaverton, Oregon was being transferred out of state and needed to sell her lovely townhome as quickly as possible.  This smart seller had watched enough HGTV to know that home staging makes a difference in the condition and presentation of the property.  Through a co-worker, she was referred to Kathy Alexander of GreatStages in Vancouver WA for a home staging consultation.  Kathy visited the home and gave her a list of easy, cost-effective cosmetic improvements to update her home -- and the seller set out to install some new bathroom light fixtures, add a built-in microwave in her kitchen, freshen the curb appeal, clean the windows, pack up all the excess clutter, etc. 

After she'd accomplished her "To Do" list, the seller wanted some hands-on staging to work with her own existing furniture and  provide some needed  accessories, art, greenery, etc.  Since Kathy lives quite a distance from this area, she referred the seller to Room Solutions Staging for this part of the job.  The three of us met and set a staging date, and Kathy agreed to stage alongside me to get the job done as soon as possible.

One thing the seller hadn't finalized was selecting the right Realtor to list her home.  She asked us for recommendations, and we gave her several names of brokers who we'd worked with and who we knew would do a great job pricing the home correctly and  marketing it aggressively.  After interviewing several agents, she selected one who knew the neighborhood well and who impressed the seller with her positive attitude.

Here are some Before & After photos of this home ~ the really good news is that this home sold in less than 24 hours for full price, and had a backup offer as well!  The sale closed in 3 weeks and the very happy seller has been able to move on to her new location.

Sellers often wonder what to do if the house next door is too close or if it doesn't make the best first impression on buyers.  Buyers are known to form an opinion about whether or not they like the house in less than 10 seconds, so sellers have to remove anything  that could become "deal breakers" and stand in the way of a buyer making an offer.

We recently viewed this lovely, large home in an excellent upscale neighborhood in Tualatin, Oregon (a Portland suburb).  However, upon entering the home and walking down the hallway, one of the first main rooms a buyer would see is this dining room ...

The house next door is nice as well, but it seems too close upon entering this room.  Even with window coverings added, you'd feel like you didn't have enough privacy.  Buyers need to feel comfortable and secure when purchasing a home.

This quick GREEN solution was easy!

Adding ten arborvitae trees was the perfect eco-friendly solution ... they fit easily in a narrow space and grow up rather than out.  These evergreen trees form a nice hedge and allow for privacy -- and are much prettier than a fence (as well as much faster to install).  It took the landscape crew only about two hours to dig the trench for these arborvitaes and get them in the ground.  They require very little care as well (Oregon's rain pretty much takes care of that).

On Wednesday last week, I received a call from one of our favorite repeat clients ~ they asked if I could look at a vacant new construction home right away and provide a quote for staging it.  Even though I had a full schedule, I made time to pick up the key and view the home.  That evening I emailed them my staging proposal and the next morning they accepted it.  I was thrilled -- the house is gorgeous and I knew it would be a pleasure to stage it.  But ... they wanted the staging completed two days from then!  (Yikes, it's 4,100 sq ft and it's going to take a ton of inventory!) 

No problem .... I lined up my staging team and my transport team and selected all of the main furniture pieces, then stayed up late pulling all the right art and accessories, lamps, etc. and filled up my SUV with several loads.  Even though I had to de-stage another house on Friday I made sure that we took care of our repeat client no matter what.  It goes without saying that when you're in a service business, you do whatever is necessary.

Saturday morning we were at the property offloading more of the smaller items and waiting for the "truck" with all of the larger pieces to arrive.  Suddenly, several big flatbed trucks pulled up -- loaded with 85 trees they'll be planting on the property that day!  The landscape crew was very busy outside, while we were busy offloading and directing the movers.  In the midst of all of this hub of activity, my client (owner of the property) showed up unexpectedly to show the house to his wife, followed shortly afterward by the listing broker, who was there to take notes for the online listing.

After a long day, we'd finished staging this home ... and since it was dark, I went back on Sunday to take my photos.  The end result was a happy client, a grateful listing agent, and hopefully some good will created by our being able to respond so quickly.  Professional home stagers across North America provide this same level of service every week to their clients.  We love what we do and we can't wait to repeat this scenario again soon -- so bring on the challenges and we'll be there to create whatever magic is needed!
