Proof that a Home Staging Consultation Really Works ~ SOLD 2 Days after Listing!

Room Solutions Staging was recently contacted by a local Portland-area Realtor who includes our consultation service in her listings, since she knows that homes that are properly staged stand a much greater chance of selling quickly and for the best possible price.  This home was on the market in 2007 but didn't sell, so the owners decided to try again, this time with our expert home staging advice ~ and it was under contract just two days after listing

The sellers worked quickly to get all of our recommendations completed, and the results were outstanding.  Once we advised how they could reuse and re-purpose their own furnishings, they were able to stage their own home without having to buy or rent any furniture or accessories.  Here are some Before & After photos of this successful owner-occupied staging ...   expert home staging advice beaverton oregon 97005

Before you list your property, consider having a professional home stager provide a detailed consultation that's specific to your home.  When you're selling your home it's difficult to be objective about what cosmetic repairs might be necessary, how to arrange the furniture, the best way to hang the wall decor, or how to accessorize, etc.  Our expert advice can give you all the details on staging your home yourself, for a very reasonable cost.  You'll love your ROI!

Sellers and Agents ~ Contact a professional home stager in your area for a low-cost Consultation.  You'll be glad you did!

Maureen,

Yes, it does!  I have had staged listings and some not staged.  The staged ones sell faster and usually at a better price.  There is something about the different energy in a staged home that attracts the right buyer.

So true, so true!! Great Photos! The decluttering gets rid of the bad energy and brings in the good energy. Sounds strange huh?

Posted by Covington, WA. Realtor (Keller Williams Eastside) about 3 years ago

Marzena ~ It's great to hear your comment ... as a Realtor you know the great results that staging can bring to your clients.

Phiroum ~ You're right about energy in a home being so important!  Once we have the sellers open up the space and remove all the clutter, you can both see and feel how much better it looks .. thanks for your feedback.

Maureen, you not only have a great eye for staging, but you must also have a great way of communicating your ideas to sellers. What an amazing success story for staging. They must be thrilled!

Maureen....I'm chuckling now and cheering at the same time.  That humongous, outdated headboard and bridge is mine...(shhhhh, please don't tell anyone).  I absolutely hate it but it is OAK (yuck) and my husband thinks it's grand so I will probably have to live with it for at least another year.  I can't exactly get away with saying that I want to use it for staging.  Nice to know that you can successfully stage around it.

Another great success story from you. Isn't is nice when seller's are attentive listeners and then follow through with your suggestions.  Hurray!

Very nice how they followed your suggestions to success!

Peg ~ During a consultation when the sellers are present, we can tell and show them exactly what we mean ... so this is my preferred way of consulting now.  The homeowners and their agent were very pleased with such a quick sale, especially after their unsuccessful attempt to sell in 2007.

Ginger ~ OK, those oak "units" are really outdated, but it was not in the cards for this seller to replace it yet ... so they just followed my advice and got some new bedding which helped take the focus away from the furniture.  (You tell your husband you want something new in 2010, OK? :-)

Cathy ~ These sellers were very motivated, and the quick sale resulted from all their hard work following their To Do list!

What a great success story and proof of the value of a staging consultation. If they couldn't sell in the far better market of 2007, the advice you gave them must have been stellar to result in such a successful and fast sale. Another win for Room Solutions!

Kathy ~ From your picture, I'd guess you were at the beach today :-)  This was a win for the sellers, and for their smart and savvy broker who included the consultation in her services.  Thanks for your kind remarks.

They sure did listen and the place looks great!

Congratulations.  Your post is being featured in the group Home Staging Before & After Pictures.

So few homes owners really understand the concept of re-design or staging. I believes this is the biggest obstacle for us Home Stagers to overcome ... Home Owners (some Realtors) think they are required to buy all new furnishings and accessories to stage and sell the home but as seen here they have all the right stuff in all the wrong places!

This is a true testament to your abilities as a Stager: Your recommendations X owners efforts = SOLD in 2 days! WOW

Posted by Liz Gallagher,Montreal Quebec RESA member. (LG Home Harmony - Home Stagers & Organizers ) about 3 years ago

Kathy ~ The sellers listened really well, and for a very reasonable cost their home had 5 viewings the first two days and was  under contract.  Thanks for the feature!

Liz ~ You're right that both homeowners and Realtors often think that staging is expensive ... but we can almost always use what they have in creative ways and make such a big improvement in the home's appeal.  Thanks for your feedback.

Posted by Maureen Bray ~ Home Stager Portland OR ~ Home Staging Portland Oregon (Room Solutions Home Staging Portland OR) about 3 years ago

Maureen,  Great advice to the home owners.  It is still hard to convince so many people that staging doesn't have to be expensive.  We also try to work as much with the home owners exisiting furnishings to keep costs down and it still makes a huge difference when we are done.

This project turned out beautifully Maureen!  I love doing consultations.  It's an affordable way to incorporate staging into the marketing of the home and the homeowner gets the satisfaction of being partly responsible for the results of the "team effort".  Keep those success stories coming!

Posted by Liz Harrison ASP, Home Staging Consultant (Spruce It Up! Oregon's Real Estate Stager ) about 3 years ago

Lisa ~ Thanks, we all need to keep educating homeowners that staging isn't expensive!

Liz ~ I love this too ... one of my favorite staging services.  As you say, the sellers are proud to be part of the team that transformed their home!

Maureen,

Great photos and great results!!!  This project is certainly an outstanding reflection of your detailed report and it gave you some awesome stats too!!!

Linda ~ The results were worth all of the sellers' hard work.  Everyone is thrilled with the quick sale.  Thanks for your positive feedback!

With your guidance they were able showcase the home to its fullest potential and were rewarded with a quick sale.  Congrats Maureen - it is obvious you gave great direction.

Michele ~ These sellers (and their agent) worked hard to get everything done in time... and it paid off for them.  If only all of our clients would be so motivated!

Its  amazing to me that clients typically have most, if not all of the things they need to successfully prepare their owner-occupied homes for sale. We just have to go on a treasure hunt around their homes with them. I can't tell you how many cool things I've found in bottom drawers, in garages, in closets...etc. that the owners have completely forgotten about. Such fun!

Posted by Janis Gaines - Home Stager Eugene OR - The Notably Well-Dressed Home Staging (Staging Sells Eugene Homes) about 3 years ago

Janis ~ When we remove the excess pieces that are making the space look smaller, and find other items that may work better in one area over another, as well as a few accessories, the investment is so reasonable for the seller!  As you say it's so much fun to find things they'd forgotten they had and use them in creative ways.

Maureen, what a wonderful testament to your talent and to the HUGE impact Staging can have on owner-occupied homes. Small changes can make such a big difference! And in this case, obviously it was a big enough difference to get that house SOLD! Congrats!
