Here's a home staging tip that we often share with our clients .... Color is one way to make a big impact for a small investment! Using color helps buyers make an emotional connection to a home. Color can influence a buyer's mood and bring back good memories as well.
In these Before & After photos you'll see how a bland, plain-vanilla space was transformed into rooms that appeal to both parents and kids ... the color makes it come alive and says "your child will love living in a room like this."


In the room above, using primary colors added life to a white, sterile space that the builder wanted to show as a child's room.


In the photo above, the listing broker asked us to stage this room as a child's bedroom since the target buyer was a family with young children (this home had only 2 bedrooms) and the home had been on the market vacant for nearly a year. Color helped the room come alive -- resulting in a quick sale after staging!


In the example above, we used the sheets in the comforter set to make an impromptu headboard as well as valances for the windows -- to add more color to this room. This home sold in just one month!

The room above was shown as a spare room with no imagination -- but adding color and a few props resulted in a room that buyers could relate to!


In this photo we used some colorful props to take advantage of a niche in a dormer bedroom; this home sold in just 14 days!

Maureen- good post and I liked what you did with the color. I just did a consultation last night for someone who had purchased her home 3 months ago. Every wall is white! We picked out colors to make her new home POP and take away the sterile look of white.
Kathy ~ Color is so important, isn't it? Either proper color in the form of paint on the wall, or used in furnishings & art can make a buyer feel comfortable -- and make an offer! Although I can't stand white walls in a home, sometimes repainting them isn't in the budget for sellers, so staging helps to bring the needed color in.
Maureen - What fun rooms! You are right in that children's rooms should look inviting and fun to the kids too!

Chrissie ~ I'd have liked these rooms myself when I was younger. I did get to select wallpaper in my bedroom when I was about 7 ... and that was a lot of fun.
Children's rooms are such fun to do. I wish more clients would opt to stage them as it adds a whimsical and playful touch that brings a smile to your face. Your use of color is especially appealing!

These are great examples. I'll have to send them to a friend who is having a baby. Kids rooms were really missing at the Portland Street of Dreams this year. Only one place had a child's room. I always like the fun themes of princesses & sports & heaven knows what else. Fun to do.
