If you're selling your home in Portland Oregon here's a home staging tip for you: Staging is much more than "decorating" a home for sale .... the most effective staging makes sure that your home appeals to your Target Buyer.
Who's your target buyer, you ask? Good question! You can determine this by looking at your neighborhood ... who lives there? Are they mostly young families, or retirees, or young trendy urban professionals, or perhaps a mix of several? Talk to your Realtor to get their ideas on your neighborhood demographic (another reason why you should select a Realtor who specializes in YOUR area).
When you hire a professional home stager they'll take all of these important factors into account, helping to create a "lifestyle" that's appropriate for your home, your neighborhood, and your target buyer.
Here are some examples of how our Portland OR home staging company successfully techniques to appeal to the Target Buyers of these homes ...
This home was on the market for 6 months as a vacant home without a sale. The Listing Broker suggested to the Seller that Staging this home could make a difference ... and it did! We staged it to appeal to this home's target buyer, someone who'd love being within walking distance of the area's fun trendy restaurants ~ and it sold just 5 days after staging:

The next example of staging to appeal to the Target Buyer was a fun project. The home is in a very hip urban neighborhood that appeals to young professionals. Knowing this was our demographic made it easy to make the home appealing. The client loved the outcome and quick sale!

The next 2 photos are of a home that's LEED Platinum certified, in other words "as Green as it gets." To appeal to this home's Target Buyer we used green materials in the accessories (bamboo balls, bamboo table runner, wicker chargers & napkin rings, organic cotton napkins) on the dining table; and driftwood as a table accessory with live "lucky bamboo" & river rock behind it:

In our last example, this vintage condo in Portland OR was one of 7 in the building. We asked the seller & her listing agent who else lived there ~ and then staged it to appeal to a single woman over 40. The result was a sale in 14 days (to a single woman in her mid-40's):

Wonderful staging examples, Maureen! It really does help when you have the potential buyer in mind and work to appeal to them.
Maureen-excellent post. I loved how you covered something that people often forget. . .appealing to your target Buyer.
So many sellers miss this important strategy and instead "decorate in their own taste" thinking buyers will love it as much as they do. Great post, Maureen!
Diana ~ We try to zero in on "who will buy this house" and make it irresistible to that buyer. Thanks for coming by!
Kathy ~ My first staging training never covered that subject -- now I never forget it!
Sharon ~ thanks for your feedback. I agree it's an important strategy to make sure the home sells quickly.
Hi Maureen,
Great post! I love how you achieved the overhead shot of the Living Room in your first group of Before & After pics!
I like that you had the target market down to a female over 40. That's great info to have when staging.
Hi Michelle ~ Thanks! Sometimes those overhead shots are fun aren't they?
Cindy ~ Getting the info about who else lived in the complex was very helpful ... and the buyer was exactly who they thought it would be, age and gender-wise. (Wouldn't it have been funny if it had been a man around 30?)
Maureen - This is a wonderful post is wonderful staging by Portland's premier home staging provider. I just love the fact that you brought so much more warmth to all of these rooms!
Congratulations. Your post is being featured in the group Staging Before and After Pictures.
Kathy
Kathy ~ Thanks for your very kind words and for the feature in the Staging Before and After Pictures group!
Wow Maureen, you never fail to disappoint. The written copy & photos FABULOUS!!! Target market you've got to know who it is before you can market to them. The rug you used in the first photo is very striking. Love your camera angles too!
It can be at times difficult when dealing with the occupieds but I have to ask them how serious you are about selling in this market. Sigh... some clients just don't have the $$$ and are barely hanging on :(
Maureen, these rooms are beautiful! You're right that the whole point of staging is to make the product (home) appeal to the buyers who are looking for homes like it. Thanks for bringing it up with such style!
Excellent post Maureen! It's simply no wonder why you do so well with your business.
Hi Cyn ~ Sellers who are "serious" must seriously consider staging in order to stand out with all the competition out there. Thanks for your feedback.
Laurie ~ It was fun to add this post to my series when I remembered we do this on every project.
Ginger ~ Well you can't accuse me of not trying, right? Thanks my friend!
I loved this series Maureen!
Liz ~ Glad you enjoyed it -- hope my clients do as well.
