Recently I was contacted by a homeowner whose townhome in Portland Oregon had been on the market for 3 months. She said she was looking into having it professionally staged to improve it's appeal, both in the online listing photos and when potential buyers & agents view it in person.
It's a small condo about 1100 sq ft in the desirable Portland neighborhood of Forest Heights. We discussed keeping to a budget yet staging all of the rooms because buyers' feedback had been that they didn't think the main living area was "large enough" for their furniture. With some creative staging, I think we've showed them the space works just fine!
UPDATE: This property has SOLD!
Here's how the condo looked the past 3 months to buyers ~ and how it looks today after home staging:
This is the view you see from the front entry; this area serves as both living & dining areas:

Here we showed potential buyers how they might configure a seating area:

Buyers wondered where could they place a dining table?

The master bedroom has a small nook which makes for a perfect place to sit and read:

The second, smaller bedroom would make a perfect office space if needed:

Buyers now have a chance to "see" how they might live in this townhome .... Before, with no way to reference furnishings in the space, they guessed that it was smaller than it is. Staging can help properties attract more viewings -- more viewings means more opportunities for offers!

Hi Maureen...You've done a great job for your clients. I noticed that you did not use a great deal of furniture in some areas but the impact was large.
Kate
Beautiful staging, as always, Maureen! Those combo living/dining spaces are tricky and you did a wonderful job of showing people how to arrange furniture to accomodate a living area and a dining area. I can see how that off-center fireplace may confuse buyers as to how to place their furniture and you answered that question for them.
How pretty, it shows like a model now. What a great improvement on a vacant space, it makes such a huge differenence!
Beautiful work Maureen! It looks inviting and warm. Love the way you pulled it all together.
I love your staging and love your photos. You're a top notch stager and Portland is lucky to have someone as talented as YOU!
Congratulations. Your staging is being featured in the group Staging Before and After Pictures.
Kathy
Nice work! It is pretty obvious which a buyer will envision themselves living in!
Simply Beautiful!!
hey Maureen -- great work and love the angles. Your talented staging presentation made all the difference. It won't be on the market long I bet!
The use of angles is great Maureen and it gives buyers ideas which is key. You worked your magic once again. What a difference in the before and afters and what the online shoppers will see!
Hi Kate ~ I like to showcase the "Space" and not fill it unnecessarily. I think the open look highlights the home more -- after all they're not buying the furniture. Thanks for your feedback.
Diana ~ I know as a fellow stager you'd appreciate the challenge of that fireplace's position, combined with the sliding glass door and the stairway. These tricky layouts are fun to figure out though!
Cindy ~ Thanks, that nice compliment is appreciated.
Wanda ~ The process of pulling it together is the best part, isn't it?
Kathy ~ How nice of you to say! I'm honored, thank you. :-)
Mary ~ I sure hope so ....
Christine ~ Thanks for stopping by and commenting.
Hey Karen ~ Thanks for your support -- and BTW congrats I see you're over 100K points now!
Karen O - ~ Thank you! Sometimes in a small space, angles are more important than ever.
Maureen even the paint looks better - nice job. What a difference a day makes :)
Maureen, another stellar job and showcasing of a property. I am sure that this won't be languishing on the market for another three months now that it is staged and so appealing.
Kym ~ That's a good way to put it, the difference a day makes!
Kathy ~ We hope the staging makes a difference to buyers - thank you for your input :-)
Maureen, Your staging never fails to impress me! It's ALWAYS beautiful and you did a gorgeous job again.
Maureen, what a charming place you've created. It certainly doesn't feel small in your photos and the angles create interest. Nice job again!
Carole ~ Thanks for your kind remarks -- it's always nice to see you here.
Ginger ~ We're hoping that buyers will now see that a sofa, comfortable chair, and round dining set all fit in nicely.
WOW!! The spaces look stunning-love your rugs!! Colors just pop! Great job!!
Hello Maureen! Nice work with the textures and angles...you really added a lot of personality and warmth to the otherwise boring space!! Nice!
Cathy ~ Thanks -- color is so important isn't it, in the overall "vibe" of the home.
Kathleen ~ This townhome has some good angles to play with ... hope the buyer interest increases now that the online photos are so much more appealing. thanks for your feedback.
Maureen, as always I love your work! The colors you chose flowed so seemlessly and add such warmth and coziness to an otherwise cold-feeling space. I'm sure it will sell soon!
Maureen, This was a staging challenge with a fireplace competing with exit doors and stairs. Then the room had all these angles and red walls Your furniture arrangement really works and the staging is beautiful!
Michele ~ It's true that this condo felt cold before .... but I'm happy to report it's now sold!
Bev ~ Yes the room layout is challenging -- but it was fun to find a solution to make it work for buyers.
LOL-- from COLD to SOLD! I like that!
Maureen, I like the way you put the dining table agains the wall. Your staging shows off the red instead of it being being too bold in an empty room. Great job.
Leanne ~ The red wall was going to stay, so we worked with it rather than fight it! This was a tight space but we did show that a dining table with 4 chairs would fit there (for the photo we showed only 2). Thanks for stopping by!
