Staging a Bedroom to Appeal to Buyers (it's not about the Sellers)
When we stage a home, the goal is to appeal to the target buyer of that property. Our staging company asks both the listing agent and the seller who the likely buyer of the home might be, and then decide how to stage it to appeal to that buyer.
A recent project involved a townhouse in a Portland suburb. The price point and the neighborhood demographics supported that the likely buyer of this home would be a young, 30's couple, and we wanted the master bedroom to be appealing to them.
Here are a few Before & After photos of the master bedroom ... the "before" photos are how this home was shown in the MLS photos online, before we did our magic:


What we did: Placing the bed on the wall, rather than in front of the windows, was a better configuration since it made the space seem much larger. Replacing the tired oak furniture with current, espresso pieces and adding fun silver lamps and fresh contemporary bedding fit the style and "vibe" of this townhome. Finally, replacing the lifeless window coverings with contemporary panels that coordinated with the bedding was the icing on the cake, so to speak.
Here's how we staged the rest of this bedroom ...


The overall effect was a much younger, contemporary feel for this room, and it DID appeal to the buyers ... a young newly-married couple!

My favorite transformations are those involving "before" pictures already listed on MLS. They show the true power of home staging. I don't understand why so many MLS photos show an unmade bed. There is something so nasty about a bed that looks like someone has been sleeping in it. It's a real turnoff! Great job Maureen!

It's interesting how common the "before" pictures are. We have all been in bedrooms that looked like that - no balance, no WOW, poor choices of furniture, bedding, drapes etc.
You took a nothing room and made it into a WOW, which did what staging is supposed to do, impress the buyers.
Another excellent example of the value of staging a house for sale.

The target market is definitely important information to know for all stagings. It's one of my routine questions on the initial consultation. The "broad appeal" we go for in staging is different among varying age groups and lifestyles. Nice fresh look you created here!
hi Pangaea ~ Broad appeal may work for some properties, but not all ... so we always find out who the buyer is likely to be too.

You are completely right; staging is done not to appeal to the sellers, but to merchandise and present it properly to the target market. This means that while the seller may still be living there, they need to take a step back and realize that the house is not really *theirs* when its up for sale, its in limbo waiting for its next owners. All changes we effect are made with those target buyers in mind.
We recently were asked by a realtor to help her stage one of her listings which needed some TLC. The seller opted to NOT follow our directions and wouldn't let us effect the necessary changes because as she put it "she and her son still have to live there and don't want to be uncomfortable." We were frustrated, as was the agent and her latest communication to us was that feedback on the home was still negative and she wondered what other suggestions we had for her. Well we left her client with a list of recommendations - a lot of them necessary repairs - but we can't make her do them.
Heather ~ Thank you for your comments and for sharing your own experience. Your sellers may not "want to be uncomfortable" but I guess that means they won't be selling anytime soon -- what a shame. They have your talent and advice but just don't get it.

It is so important to target the buyer. Knowing who they are and what they like makes all the difference in a sale.
Maureen, The new look is great and yes the Master bedroom needs staged. Buyers walk thru the whole house not just the living area. GREAT Job
