This was another foreclosed property (the fifth one we've staged for this bank) ~ and we were delighted to hear that after lingering on the market as a vacant new home since 2008 without a sale, it's now under contract just one month after staging!

Hi Kerry ~ Thanks for your comment. About the trees -- this bank had their landscaping contractor plant 85 trees on staging day! It made a big difference in this home's appeal. This is a very proactive bank and the only one I've seen so far who really knows the importance of presenting their foreclosed properties as "move in ready." They really get it!

This is why I tell agents to stage their short sales also. Though it doesn't help the home owner, it does get the bank more and gets it off the market faster.
Hi Ginger ~ this bank is a great client ... they know that staging and some other cosmetic improvements will encourage offers quickly. They're making a difference in these neighborhoods! First....the house looks amazing! GREAT staging!
Next....I'm impressed that the Bank is investing in the staging....VERY smart of them but having come from that industry it is NOT the norm. Or at least it has not been....hoping this is the start of a new trend!

These "short sale" scenarios just sound heart breaking. It boggles the mind that a home can sit on the market for 2 years! I'm so glad the bank saw the wisdom in staging this home for sale. From a marketing point of view, I wonder if it's worth doing a mail out targeted at other local banks, and citing this particular property as an example. You did an amazing job, Maureen. I especially like the way you used the light furniture in front of those very dark book cases in the living room.
Hi Sally ~ Unlike a short sale, this was a foreclosure ... never lived in. The bank took it back and once it was staged and had landscaping updates, it sold! Thanks for your comment on the great room furniture ... it needed some lighter colors to balance that dark wood.

Hi Kathy ~ When it was a vacant house on the market, it was just so "empty" but buyers obviously responded to the "feeling" that the staging imparted. I de-staged it today and the neighbors can't believe it sold so quickly after staging (after being on the market for 2 years).
