Luxury Portland Home on the Market for 2+ years, then Staged & SOLD (Part 2)

Luxury Portland Home on the Market for 2+ years, then Staged & SOLD (Part 2)

Our Portland home staging company was recently hired to stage a beautiful luxury new home that's been on the market for  over 2 years.  The builder created a stunning masterpiece on a gorgeous 2/3-acre lot, but the real estate market was crashing just as construction was nearing completion.  The setting, location, and quality of this home are the very best ... but market forces have made finding a buyer for a home like this very challenging.

What to do?  The seller knew that staging this home was important so that potential buyers could imagine living in this home.  Staging helps emphasize the home's best features and architectural details, creates focal points, and provides a warm inviting "feeling" that buyers can connect to emotionally.   A person's largest investment is also a highly emotional one, since we buy a house not just for shelter but to provide a "home" where families are nurtured and where dreams and memories are shared.

Here are some Before & After photos of this gorgeous Portland home ... staging helps buyers to see themselves living here.

Maureen, I like it all.  Dare I say it, though?  That master bedroom doesn't need to be so big!

Posted by Beverly Carlson (Carlson Properties) almost 2 years ago

Hi Ginger ~ This is a wonderful home in a private and exclusive location ... wish I could afford it!

Hi Bev ~ This home is nearly 7,000 sq ft, and the master is too big for me too, since I'd prefer a cozier, smaller room -- but this is wonderful for someone who wants lots of space, a deck off the bedroom with killer views, etc.  Thanks for your feedback, we love to hear from Realtors who believe in staging!

In terms of appeal, before and after are not even the same house.

What a beautiful home.  I didn't even know that the desk was part of the built-ins until I saw the after picture.  The accessories really break up all that wood and make it much more appealing.  I had no idea how huge the bedroom was until I saw it furnished.  Awesome work!

Maureen, I love the symmetry of the bed between the two windows in the Master bedroom - lovely, and creates a cozy zone in a large room.  Also, creating a sitting area at the top of the main staircase really gives buyers ideas on how the space could be utilized.  All this space could be overwhelming, until they see how furniture can be placed.  Simply stunning!

Hi Sharon ~ Funny you mentioned about the desk being built in ... the first time I viewed the house, I was thinking I'd need to bring a desk in for the den/library .. so it wasn't until my second visit that I noticed the desk was already there but had blended into the wall of wood.

Hi Sally ~ At that particular landing, there's a long hallway leading to many other rooms.  To draw buyers along, I felt that staging that area with a seating arrangement would help break up all the vacant space and add some interest.  Thanks for your feedback.

Maureen- who wouldn't love the paneled den but by adding your touch the room is very inviting and warm.  You've shown that even new, clean homes  need that extra special touch to turn it into a warm inviting home.

Hi Kathy ~ you're so right about new homes needing staging to warm them up.  This home is undoubtedly very well built with top-notch finish work, but staging makes it feel like "home" so that buyers can imagine living there.  Thanks for commenting.

Wow, that master is...really massive!  I just de-staged a 10,000+ sq. ft. house that sold, and the master was not that large.  I'm sure the angle has some to do with the "apparent" size.  Very nice staging, love the office and the loft!
