This beautiful new construction home in Lake Oswego, a lovely suburb of Portland OR has been on the market for nearly 4 years! Now a foreclosure, our Portland home staging company was recently hired to stage it. With about 3,300 sq ft the home has some wonderful features, but the previous online photos before staging indicated a couple of challenges which we felt could be overcome with proper staging. We hope that this home will now be more appealing to the target buyer, and are crossing our fingers for a sale!
This previous dining room shot on the MLS didn't show the full size of the room, so after staging it we took 2 photos to give buyers a better idea of the room's size and it's features ...



The great room has fabulous windows that let in lots of light, but without furniture the room seemed more like a huge cavernous space, so we warmed it up with furniture, art, and accessories so that buyers could imagine living there ...


The bonus room has a built-in desk, but we staged it and photographed it to show another use for this room ...

Perhaps most challenging was the Master bedroom; feedback had been that it was too small when it was shown vacant. We staged it to show a queen bed, two good-sized nightstands, a tall chest and an accent chair. Hopefully now, buyers will see that it can accommodate the furniture they need ...




When you're selling your home, make sure that it appeals to your target buyer. A vacant home just won't appear as warm and inviting as one that's been professionally home staged. Good online photos help draw those buyers in ... after all, you need as many showings as possible to get the best offer :-)

Did you personally photograph the home? And if so, what camera do you use...? All my photos end up looking "crammed" or cut off - yours look fantastic!

The home was on the market for four years. Lack of staging made it look less attractive to most buyers, but the price was likely the reason the home didn't sell. If the bank is asking the same price as the previous builder - owner, it will be interesting to hear the results.
Hi Sharon ~ thanks for your kind remark :-) I took all of the "after" photos with my Canon Digital Rebel, using an ultra wide angle lens. Any wide angle lens camera will give you better shots, and some are quite reasonably priced. Do some checking and go for it!
Mike ~ Over the 4 years, there have been a number of price reductions. The present price has been in effect for quite a few months so we'll see what happens.
What a difference a stage makes! This is night and day comparison. I would love to be able to sell the idea of staging to my client better because I really believe in the power of staging.
Hi Tni ~ If you contacted a professional home stager in your area, you could let them talk directly to the seller to explain their services. That way, you don't have to "sell" anything. You can find stagers right here on A/R -- good luck!!
Another beautiful job! It's just amazing how staging can bring an empty shell to life. Furniture in the bedroom was particularly helpful to buyers, as they will now see there's plenty of room for their furnishings. Looks move in ready!

Maureen - I can't even get my head around the idea of a house sitting on the market for 4 years. Wow, I bet the original developper had wished he'd thought to stage this home. It makes all the difference and looks a million times more inviting. I'm loving that gorgeous (huge!) bedroom with the fireplace and ensuite. Gorgeous.

Hi Sally ~ 4 years is a really long time to be on the market, especially when it's in a great neighborhood. The bank has had the landscaping freshened, hired cleaners, and had me stage it so now we'll see what happens. (Glad you thought the bedroom looked more spacious, thanks!)
This made me laugh...don't know why exactly...I'm very tired and it just might be that. For some reason the difference from before to after (dining room) was so strong...I had to laugh. Changing the angle from where it was shot made a huge difference! Fabulous work as always, Maureen.

Another incredible staging, Maureen. Four (4) years on the market is sure a long time. There's not a doubt in my mind that your staging will resonate with the prospective buyers as it's warm and truly inviting.
By the way, I love the floor plant in the dining room and more specifically, where you placed it. It looks like it can be seen from the entrance. If that's the case, it's enticing!

I'm amazed you noticed about the tall plant in the dining room, because when I placed it there I thought, "hmmm ... hopefully that will draw a buyer right inside from the front door to see this room ..." (I don't know about you, but I sometimes talk outloud to myself when staging!)
Maureen - the before and after photos show an amazing transformation. Good work. Was the master really only big enough for a queen size bed. The rest of the house is so huge why would the builder have scimped on the master. Still, with your staging, it looks terrific.
Hi Maureen: Four years - incredible but true! There are some lovely houses in our area that were built as spec homes just before the market crashed...some were taken off the market, some are still on...none were Staged. I don't know why, but vacants in this area are just not Staged. My forehead has a huge callous on it from banging my head against that wall...Love the difference in the photos!
