Occupied Home Staged, Listed & Rec'd a Full Price offer in 5 days!

Room Solutions Staging in Portland OR was recently hired to stage an occupied home built in 1962 -- one with a unique style that we don't usually see today ... it was a Better Homes & Gardens 5-star Home back then!  The seller asked for a staging proposal and we also included many cosmetic updates & repairs that were needed prior to staging and listing the property.  He was very eager to have the home ready for the market and followed all of our recommendations (don't we LOVE when that happens?)  We used only the seller's items when staging this home.

This home rec'd a full price offer in 5 days!  The seller said that staging really gave his property an edge in today's challenging market.  Here are some Before & Afters ...

This smart seller knew he needed the advice of a professional stager to advise on the cosmetic fixes for this home -- and he worked hard to complete his list.  He also bought a few accessories that we suggested and for a very reasonable cost his home was updated.  Finally, he listed this home with a broker who specializes in mid-century style homes and the target buyer found this home very quickly!

Sellers ~ partner with a professional stager to make your home appealing to your target buyer!  Stage and then list your property with a knowledgeable realtor ~ and you have a WINNING team working on your behalf!

Maureen, Your staging and cosmetic changes brought this home to life.  It feels much more current and obviously appeals to today's buyers.  Sounds like another successful team effort.  Congrats!

Maureen ~ Love the furniture; it seems to fit really well with the style of the house.  What a difference painting that door black did.

Michele ~ Even I was surprised at how much more up-to-date this home felt after everything was completed.  Thanks for commenting.

Kathy ~ Yes, painting that door to the deck and removing the old metal screen door there made a big difference -- thank you for your feedback.

Margaret ~ If the seller, realtor and stager all collaborate as partners, it's a winning combination!

Tanya ~ Thank you!  It was a fun house to work on since it was such a specific style that reminded some of us of our childhood!

Maureen, I love to see these transformations, you did a fabulous job!  I loved the artwork you chose.

Carole ~ The seller is actually a gifted artist and did some of the pieces himself -- his work has been shown at the Metropolitan Museum of Art in NYC!  I agree that the transformation from Before to After is always fun to see. Thanks for stopping by.

Condition....Price....Staging. Leave any of these components out and the sale is seriously compromised. Once again your results prove that even in a down market, homes that are prepared and priced well will sell. Great job!

Kathy ~ Your're right -- those 3 components are the basis of a successful sale.  We love it when sellers are savvy enough to get on board and do what's needed to sell in today's market.  Thanks for your feedback!

Congrats!  Its so very helpful when the seller "gets it" and is on board!   It sounds as though your seller was not only on board, but anxious to get the process started.  Five days is a fantastic stat in this daunting market.  Great job staging - always love to see your work!

Karen ~ Hey there -- nice to hear from you my friend!  This was a fun house to work on with such a great, motivated seller.  Don't we wish that all homeowners would understand how staging can help reduce market time and increase their profit?

Lisa ~ Thanks, yes this was a very savvy seller who did what he needed to get his home sold -- and was so delighted with the quick results!

LOVE that picture in the entry.  I have the one in the family room and like that too.    It's fun really when we go back to our roots, staging with only the seller's items.  It reminds us of our skill and talent.  Good job.

Terrylynn ~ It's challenging to work with just the seller's items, but really rewarding when it all comes together, you're right!

Maureen, that house is totally awesome!  And as usual, you did an awesome staging job!!!!  So tell me, houses are actually selling in your neck of the woods?  Would that it could be like that here)-:  Great job!

Maureen: Here in Los Angeles a mid-century modern house like that one would be worth a fortune! It is a very popular style with the film industry and fashion crowd. You did a great job updating it and allowing its charm to shine. Congratulations on the fast sale.

Terry ~ Nice to hear from you!  Yes, homes here are selling if they're priced right and in good condition, which as we know includes staging!!  Hope it picks up in your area soon!  :-)

Michelle ~  It's true that prices here in Oregon are so much lower than in your neck of the woods.  Thanks for your good wishes.

Maureen, I'm not holding out much hope for an uptick anytime soon.  I predicted last year our slump would last till 2010 and it seems to be headed in that direction.  We, along with California are amongst the hardest hit.  Foreclosures in my county alone are around 800 per month.  And we all know foreclosed homes are not going to be looking for stagers )-:

Cathy ~ Thank you for your kind words.  We just love a quick sale for our clients, don't we?

Terry ~ It's not a rosy picture but we can always think positive and hope for the best .... there have been cases of banks getting homes staged, maybe it will continue.

Hi Maureen,

Those sixties houses clean up real nice with a a lot of elbow grease and a little bit of imagination! This is one heck of a job. Especially for an occupied.

Posted by Susan Peters - The Better it Looks the Better it Sells (Dove Realty Inc.) over 3 years ago

Maureen,

Congratulations!  We can't always change the dated features of a home when we are dealing with older homes. However, as you have shown here, when we use current furniture and accessory pieces and proper furniture placement we can achieve a welcoming environment so that any potential buyer can place themselves living here! Painting the door in the living area from the green to brown made a HUGE difference. Great artwork in the entrance too!

Posted by Michelle Pimentel ASP, IAHSP Empire Home Staging (Empire Home Staging Solutions) over 3 years ago

Susan ~ We provided the seller with quite a long list of Things To Do to prepare his home for selling prior to our return to stage it.  He worked hard for several weeks and yes, it was a lot of elbow grease!

Michelle ~ Painting the outside of that door was a big improvement, as well as removing the old and unattractive metal screen door that was there before. Thanks for your feedback.

I love it.  Great job.  It looks so nice and airy and bright in the after pictures.  The before pictures look a little tired and dreary.  Great transformation.

Posted by Chrissie Sutherland (Ready Set Stage) over 3 years ago

Chrissie ~ You're right, before it DID look tired....but made for a good transformation.  I just love it when the homeowner is as motivated as this one was, and the sale was so quick. Everyone in the equation, including the buyer, was happy!
