Home Staging Tip ~ So there's No Complaint About the Paint, Please Use Restraint

As professional home stagers, we've heard for years that when you're selling your home, your wall colors should be current colors, and preferably neutral ones. Nothing says "dated" more than walking into a home whose walls sport colors from ten or twenty years ago. But painting your home to prepare it for selling is one of the best returns on your investment! The cost of paint is reasonable (look for sales) and labor is cheap if you do it yourself, but usually very worthwhile having it done by a professional.

What we've found is that buyers will walk into a home that needs painting and imagine that the cost of painting is much higher than it actually is. This results in thinking that the house "needs work" and if they decide to make an offer, they're going to deduct a much higher amount for this "work" than it may actually cost. They may also just decide to keep looking ... going on to the next house that looks more "move-in ready."

We often work with Oregon homeowners to help them select paint colors for selling. Here are some Before & After photos from 3 lovely homes we worked on recently that illustrate how neutral paint colors show buyers that "this home is ready for you!"

The living & dining rooms had a very bold color that buyers couldn't relate to

Painting the walls a color that complements the oak floors & wood trim, and exposing the windows makes this home more appealing to the 40-something Target Buyer

This living room had a wall color that looked great with their rug, but the rug didn't stay with the house

A neutral wall color enhanced the woodwork in this lovely home (staging helped too)

This master bathroom is GORGEOUS, but the dark color really dated it

Using a color that complemented the tiles, marble and woodwork made the room much brighter!

As professional home stagers, we often explain that the difference between decorating and staging is that decorating is done for the homeowner's taste and style, and staging is done to attract the target buyer. On Thursday April 26 (10:30am Pacific/1:30pm Eastern) another episode featuring our home decorating and design work will air on HGTV. This particular episode, one of five that we did, highlights the home search of a newly-married young couple. They find a home in Sherwood, Oregon (a suburb south of Portland) that fits them perfectly ... but they need master bedroom furniture:

"Stephanie and Brett have been living with her parents since the wedding, but now they must find their first place before her mom and dad begin remodeling their home, leaving these first-time home buyers with no place to sleep. It looks like a short sale will be the answer to all their problems -- until the deadline looms before the short sale deal is done."

The real estate "season" is in full swing in Portland, Oregon and other markets across the country. Many areas are seeing increased activity and less inventory, a welcome change from the past few years. One of the marketing tools available to agents and homeowners is home staging, and savvy consumers are discovering how staging can help homes sell faster.

This Portland Oregon Home was Lived in by One Family for 50 Years ... Staging it was an Honor

We recently staged a 1962 home in Portland Oregon that has been owned and lived in by one family for 50 years! When the heirs decided to sell the property, their listing agent suggested that home staging would help buyers imagine themselves living in this home. Walls were painted and new carpeting was added, but no major remodeling was done. When the family hired our home staging company for this project, I could see the potential here, but knew we'd have to "show" buyers that this home was worth a second look. It's located in one of Portland's best school districts and the listing agent felt the buyers would be a younger family.

There's something to be said for walking through a home where one family has lived and raised their children for 50 years ... I was wondering how they might feel if they knew a "stranger" was about to present THEIR home to others in a way that was likely very different than how it looked in the past. When I work in a home like this, I find myself almost "talking" to the departed owners and asking their permission to do whatever is necessary. That may sound odd, but I found it usually works very well! One thing that amazed me was that the 1962 kitchen had the exact same Armstrong flooring and the same GE oven that my parents' home had when I was a child. Whenever I stage a home that's belonged to one family for many years I feel an obligation to make sure that my work reflects honor for the departed family as well as hope for the new family who will make it their home.

We selected a drum light fixture and carried over the colors from the living room to tie it all together

Active Rain Home Stager's Designs on HGTV April 2, 2012 ~ My First Place in Portland, OR

One of the many benefits of being an Active Rain member is that we have media opportunities come our way that we might not have found otherwise. This happened to me when I saw an AR post from HGTV's production company that mentioned their show 'My First Place' would be filming in Portland, Oregon and they were looking for first-time homebuyers.

Although I wasn't a first-time buyer, I realized that this was an opportunity to do some design work for the show. I commented on the post and then followed up with the show's production company. This led to a few phone interviews, a review of my portfolio, followed by a contract to do all the design work for five episodes of their Portland shows!

The first episode I did the design work for airs on April 2nd at 8am Pacific time /11am eastern (check your local listings for times on the HGTV channel); it's titled "Quick Bid on a Bungalow." Here is the storyline:

"Portland Oregon newlyweds Troy and Linea hope their first place will be a Craftsman Bungalow. They find a new build in a Portland Oregon Craftsman style that Linea is ready to bid on, but cautious Troy wants to do a little more research. When they discover that another bidder wants the house, they are pressured to bid immediately, so they actually make an offer that's more than the asking price to be competitive. While that tactic lands them the contract, an inspector turns up trouble in the backyard. Tune in to see how it all comes together!"

This photo is a "sneak preview" of the design we came up with as a Housewarming gift from HGTV for this fun young couple; we had the sofa, chair & ottoman custom-made for them at a local furniture manufacturer, based on the colors and style they liked. Check out their cute little dog "Peanut" at the end of the show, as he dances around the new area rug and his new leopard-print dog bed! The new homeowners loved their first place and their new living room furnishings :-))

You know the saying, "everything old is new again?" Well that applies to home design trends, too! As professional home stagers based in Portland Oregon, we see this all the time.

We recently staged a 1963-era home in Beaverton OR that had the clean, contemporary lines that today's buyers love. With staging techniques, we can make any home look current, too. It's amazing how art and accessories can update the feel of a home!

Dog GONE It! Please Leave Canines Out of the Photos

Don't misunderstand ... I come from a family of dog lovers and have had the good fortune to have had wonderful dogs most of my life. But if my house was on the market, there would be no online photos of my dog, and little evidence of them living in the house, once potential buyers came in person.

Why? Because potential buyers may be allergic to pets, or they may be afraid of dogs. If a buyer sees dogs in the online photos, right away they imagine that the house may not be as clean as they'd like ... or that the house smells like a dog ... or that the yard might be dug up or messy. Any of these reasons may prevent a buyer from putting your home on their "must see" list.

A Portland home staging client of mine was shocked to find out that their agent put these photos of 3 of their dogs online (which have since been removed) -- it's likely that photos like this could discourage showings.

If you have a dog & your house is on the market, here's some tips for better showings:

Vacuum & Dust all surfaces often

Hide the dog beds, blankets & toys

Put the food & water dishes out of sight

Shampoo & brush your dog weekly

Air out the house before showings, if possible

Take the dog out of the house during showings

Keep the yard clean of dog debris

In Honor of St. Patrick's Day .... Photos & Tales of Ireland

This idyllic spot is the actual home place of my grandfather, William Clifford, who was born in 1886 in Cahirciveen, a small and charming market town in County Kerry (not far from this spot is the Western-most land point in Europe, where it meets the Atlantic Ocean). These sheep are on the family homestead, several acres with the original cottage still intact. My grandfather later emigrated to San Francisco, and he was the kindest, most patient man that I ever knew. Growing up hearing his tales of life in rural Ireland was such a treat for me ... and was the beginning of my love affair with Ireland and its people. In 1995 I obtained dual citizenship (which any American can do if you have an Irish grandparent) and the following year I moved to Ireland, fully enjoying Irish life there for eight years.

As often as I can, I love to return to Ireland, where my heart feels happy, and where people smile and after five minutes of chatting, you feel like you've known them for years. The Irish are very hospitable, and love to ask Americans where they're from. If you say "Oregon," for example, they might reply "Oh, would you happen to know my cousin Thomas O'Callaghan in New York?" :-)) Ireland is a small country, about the size of the state of Maine, so imagining the size of "America" is sometimes hard to grasp unless they've traveled outside of their country.

Besides walking the fields in the photo above, which my grandfather walked across to get to school each day, during my return visits to Ireland I like to take photos of the spectacularly beautiful scenery. Here are a few to share with you ...

In 1996 I established a Bed & Breakfast in the ancient environs of Lough Gur, Co. Limerick, where stone circles as old as Stonehenge are part of the landscape, and where the locals recall seeing fairies on the lake in the "old days"

A friendly pub is never farther away than a stroll up a country lane

The pub above is 300 years old, and when my son Brendan & I return for a visit, we have the honor of "babysitting" it so that the owners can go on a short vacation -- what fun!

In Ireland, you can count on visiting the remains of old castles, churches & other amazing sites!

If you haven't yet visited Ireland, put it on your Bucket List ~ Afterwards, you'll be smiling whenever you think of it.

3 Days on the Market, 2 Offers, and $OLD: Home Staging Success in Portland Oregon

The day that we completed the staging of this remodeled home in a Portland suburb, I just KNEW it was going to sell quickly: the house had an open, modern, updated feel and was well-priced by an experienced listing agent. The sellers had already moved to their new home, and we staged this house to appeal to someone who loves to entertain ... there are great entertaining areas on both levels of this lovely home.

What I really appreciated was hearing from the listing Realtor (who has 30+ years experience in the business) that she thought the staging really contributed to the fast sale of this home :-) When she first contacted me, she said she'd picked up my card at another home that I'd staged recently ... and that one sold very quickly, too. This listing agent told the sellers that due to this home's open floorplan, buyers could be confused about how to use the space, and she highly recommended that they consider staging. Now, they're glad they did!
